Does a longer tenure make a home loan cheaper?

It makes the monthly instalment smaller and the loan considerably more expensive. Stretching ₹45 lakh at 7.75% from twenty years to thirty cuts the EMI by roughly ₹5,000 a month but adds well over ₹20 lakh in total interest. Take the longest tenure you can qualify for, then prepay against it — you get the lower commitment without the full cost.
