Sale stamp duty of 4.9% is a 3.5% basic rate plus a 40% surcharge on it. Mortgage stamp duty is 0.25% of the loan, capped at ₹5,000 up to ₹1 crore (Gujarat Stamp (Amendment) Act 2025), plus a 40% surcharge. Page fees vary with the length of the document. Indicative — the amount finally assessed is the sub-registrar’s. Advocate fees for drafting and registering the sale deed and the mortgage are extra and not included here.

What is the stamp duty on property in Gandhinagar?
4.9% of the higher of the jantri value or the agreement value — a basic 3.5% plus a surcharge of 40% of that basic rate, being 1.4%. A separate 1% registration fee is charged on the same base. On a ₹60 lakh flat that is ₹2.94 lakh of stamp duty plus ₹60,000 of registration, and about ₹1,000 in page (folio) fees. Advocate fees for the sale deed and the mortgage are extra.
Do women pay less stamp duty in Gujarat?
No. Women pay the same 4.9% stamp duty as men. The concession is on the separate 1% registration fee, from which a female sole owner is exempt — worth ₹60,000 on a ₹60 lakh property, but not the stamp duty discount it is often described as.
How much stamp duty is payable on a mortgage deed in Gujarat?
25 paise per ₹100 of the loan, capped at ₹5,000 for any loan up to ₹1 crore under the Gujarat Stamp (Amendment) Act 2025, in force since 10 April 2025, plus a 40% surcharge on that duty — so up to ₹7,000. Registration is a further 1% of the loan capped at ₹5,000, and page fees are about ₹500: roughly ₹12,500 in all on a typical home loan. Before the cap, the stamp duty alone on a ₹1 crore loan was ₹25,000. Advocate fees for the sale deed and the mortgage are extra.
